From Rs 2.4cr to Rs 32cr loan: Land deal raises questions

Bengaluru: A 70-year-old man has alleged that influential individuals are attempting to encroach upon his land in Yelahanka, even as the property—auctioned earlier for Rs 2.4 crore—was later used to secure a loan of Rs 32 crore.

Abdul Sattar, a resident of Adugodi, has approached the Bengaluru police commissioner, claiming that the Yelahanka police failed to register an FIR despite repeated complaints over alleged trespassing and threats.

According to Sattar, more than 25 people arrived at his 7-gunte plot (Survey No. 29/3) on April 8, asserting ownership and asking him to vacate the land. Though police visited the spot and warned the group, Sattar said his written complaint resulted only in a non-cognisable report (NCR), not an FIR.

He further alleged that a group claiming links to a real estate developer returned the next day and threatened him again. Despite informing police that the dispute is sub judice, Sattar claimed that the opposing side was “escorted” by police to the site.

The dispute originates from a 2012 joint venture agreement between Sattar and one Sridhar Reddy for a residential project. After the project failed to take off, Reddy moved court in 2018 seeking compensation.

A court later ordered Sattar to pay Rs 85 lakh. However, Sattar alleged that instead of auctioning the property linked to the case, authorities auctioned a different plot—Survey No. 29/3—belonging to him and unrelated to the dispute.

The land was reportedly auctioned during the Covid period to Dayakar Reddy for Rs 2.4 crore.

Sattar claimed that the same property was later transferred to Mac Charles Hob Projects Pvt Ltd in 2022 for over Rs 5.36 crore. In 2023, the company allegedly mortgaged the land to secure a loan of Rs 32 crore from Catalyst Trusteeship Pvt Ltd.

He has also pointed to earlier agreements involving another developer and alleged that multiple parties colluded, leading to financial loss and wrongful transfer of his property.

Sattar has accused several individuals of cheating and breach of trust, and urged the police commissioner to intervene and ensure a proper investigation.
